TKC Deal Submission Checklist

A complete submission gets a straight answer quickly. An incomplete one turns into a week of messages.

Property basics

  • Full address, county and parcel or account number.
  • Beds, baths, square footage, year built, lot size.
  • Occupancy status and access arrangement.
  • Condition summary with the three worst items named honestly.

Transaction status

  • Under contract, verbal agreement, or seller opportunity only.
  • Contract price, closing date and any option period remaining.
  • Earnest money status and title company already opened.
  • Whether the contract permits assignment.
  • Any liens, tax delinquency, probate or heirship you are aware of.

Numbers and evidence

  • Your ARV with the comparables you used.
  • Repair estimate with scope, not just a total.
  • Your asking price or desired assignment / JV economics.
  • A link to photos, comps and documents — not attachments by email.

What you want from TKC

Say it plainly: a buyer, a backup exit, underwriting help, comps, a JV, a title problem untangled, or a seller solution when the contract is not going to work. The request shapes the review.
