Property Photo and Access Checklist

A complete photo set is often the difference between a review today and a walkthrough next week.

Exterior shot list

  • Front, rear and both sides from the corners.
  • Roof line from two angles, plus any patched or sagging areas.
  • Foundation perimeter, including visible cracks and grade.
  • Driveway, fencing, outbuildings and the street view both directions.

Interior shot list

  • Every room from the doorway, corner to corner.
  • Kitchen and every bathroom, including under-sink plumbing.
  • Electrical panel with the cover open, and the water heater.
  • HVAC unit and the data plate.
  • Ceilings anywhere staining is visible.

Access

  • Who holds the key, and can a lockbox be placed?
  • Notice required for a tenant-occupied unit.
  • Utilities on or off at the time of photos.
  • Any safety issue a visitor must be told about in advance.
