How to Package a Wholesale Deal
Packaging is credibility. The package tells a buyer whether the rest of the transaction is likely to be organised.

One page of facts before one page of pitch
Lead with address, occupancy, condition, price and closing date. Enthusiasm without those facts reads as a missing detail, and experienced buyers treat missing details as risk.
Show the bad photos
Hiding the damaged room does not survive the walkthrough; it only costs you the buyer's trust and usually a renegotiation. Photograph the worst areas deliberately, including the roof line, the panel, and any foundation cracks.
Separate your three numbers
- ARV with comparables and their addresses.
- Repair scope with line items.
- Your price, and what portion of it is your fee.
Say what is unknown
Unknowns are acceptable. Unknowns presented as facts are not. "No interior access yet" is a normal sentence in a good package.
