They are not the same product
An instant offer is generated by a model from public and market data, usually before anyone has looked at the property. A direct cash offer is underwritten against the actual condition of a specific house.
That difference explains almost everything else: what gets quoted up front, what changes later, and which properties get declined outright.

Automated buying programs are built for houses that are easy to resell: recent construction, standard layouts, cleaner condition, and metro locations with dense comparable sales.
